Reservations

What is required to confirm a reservation?
A deposit equal to one night’s stay is required for single-night reservations. For extended stays, a 50% deposit is required at the time of booking. The remaining balance is due upon arrival.

Cancellations

What is your cancellation policy?
We understand that plans change. Cancellations must be made within the following timeframes:

  • 14 days prior to arrival (standard reservations)
  • 30 days prior (extended stays or multiple rooms)
  • 60 days prior (whole house reservations)

Cancellations made outside of these windows will result in forfeiture of the deposit.

Are there any fees on refunds?
All refunds are issued less a 3.75% processing fee.

Should I purchase travel insurance?
We strongly recommend it for protection against unexpected changes.

Arrival & Departure

When is check-in?
Check-in is available from 3:00 PM to 8:00 PM.

What if I arrive late?
Late arrivals are welcome with advance notice:

  • 8:00–10:00 PM: $50
  • After 10:00 PM: $100
    A mobile key option may be available for added convenience and to avoid fees.

When is check-out?
Check-out is at 11:00 AM. Late check-out may be arranged in advance, subject to availability.

Is there an age requirement?
All guests must be 21 or older and present valid identification at check-in.

Accommodations

How many guests can each room accommodate?
Most rooms accommodate up to two guests.
The Delmara and Helm accommodate up to four guests.
The Windward accommodates up to three guests.

Do you allow children?
We welcome guests aged 6 and older.

Do you offer extra beds?
To preserve the comfort of each room, rollaway beds, cots, and air mattresses are not permitted.

Is housekeeping included?
Yes, daily housekeeping is included.

Minimum Stay

Is there a minimum stay requirement?
A two-night minimum applies to waterfront rooms on weekends and may extend to all rooms during holidays and peak periods.

Groups & Gatherings

Can I book rooms for a group?
Yes. Reservations of three or more rooms are subject to a 30-day cancellation policy and may require full prepayment.

Will I need to reserve the entire hotel?
In some cases, yes—this helps ensure a seamless experience for your group and other guests.

Do you host weddings?
We do not host traditional weddings, but we offer intimate elopement experiences.

Are visitors allowed on the property?
Access is reserved for registered guests unless arrangements are approved in advance.

Guest Experience

Is Fathoms a non-smoking property?
Yes. No smoking or vaping indoors or on Fathoms' decks. A minimum $500 cleaning fee applies to violations.

Are pets allowed?
Pets are not permitted, with the exception of service animals.

Are candles or open flames allowed?
Open flames are not permitted anywhere on the property.

Is there a noise policy?
Quiet hours are observed from 10:00 PM to 7:00 AM in accordance with local ordinance.

Is alcohol permitted?
Yes, for guests 21 years and older with valid identification.

Accessibility

Do you offer accessible accommodations?
Yes. An ADA-compliant room is available and should be reserved in advance.

Packages & Deliveries

Can I ship packages to the hotel?
Yes, we are happy to receive packages within 24 hours of your arrival.

Are there handling fees?

  • 0–10 lbs: Complimentary
  • 11–49 lbs: $25
  • 50+ lbs: $50

How long can packages be stored?
After 5 days, a $10/day storage fee applies. Items unclaimed after 30 days may be discarded.

Fathoms is intentionally small -- designed to feel quiet, private, and considered. These policies exist to protect that experience for every guest.
